Hey, Alexa? Help me find a house!

 

Introducing the latest in real estate search, powered in our area exclusively by Better Homes and Gardens Real Estate The Shanahan Group! Leveraging innovative technology from our colleagues at VoiceterPro, home buyers and sellers can search for real estate using their Amazon Alexa device. 

At BHGRE The Shanahan Group, we are committed to innovation in our industry, especially in ways that will make the home buying or selling process easier and more efficient for our clients and our agents. We believe that voice search is a new tool that consumers use in all areas of their lives and we are excited to see how it applies to our business. We are thrilled about this new partnership and the opportunity to be part of something new and fun!

How it works:  Using your Amazon Alexa (and soon Google Home) device, you enable the "real estate" skill through the Alexa app and register. Then, you will be able to search for real estate via voice search (think "Alexa, what's on the market in Winchester between 700 thousand and 900 thousand dollars?"). Alexa will complete the search and announce the results, then send an email to you with the results.

For example, when you are thinking about your next move and maybe not near your computer or phone, you can ask Alexa to help get the process started or just check in on what's on the market today. When you are back online, your search results will be waiting for you to review and take the next steps. Amazing!

The Shanahan Group and Rebuilding Together Boston

Every day, we help our clients find their dream homes and sell longtime properties. And, let’s face it; we often do so in some pretty affluent suburbs around Greater Boston. On January 22, a team from our office will be taking a personal day from our jobs to help ensure one homeowner can stay in her home for the long haul.

Last March, we learned that Better Homes & Gardens Real Estate, under the guidance of our CEO Sherry Chris, had partnered with Rebuilding Together, a national organization that provides low-income homeowners with critical repairs, accessibility modifications, and energy-efficient upgrades. The mission of Rebuilding Together is to stabilize neighborhoods, preserve affordable housing, provide safe and secure housing, and reduce the risk of homelessness.

After hearing about this partnership, we knew we wanted to get involved! After months of planning, Better Homes & Gardens Real Estate – The Shanahan Group is very proud to be an official sponsor of Rebuilding Together Boston, the local chapter of Rebuilding Together. Since 1991, Rebuilding Together Boston has completed over 350 renovation projects for a total value of over $6,500,000 -- at no cost to the homeowners, allowing those homeowners to stay in their homes, build equity, and improve their quality of life.

As a team, we have raised $7,500 to date for this very worthy cause. And on our build day, we will gather up our hammers, paintbrushes, and spackle knives and head to Roxbury to do critical health and safety repairs for a woman who has owned her home for more than 10 years, and is currently unemployed.

We want to give a very special thank you to our partner in this initiative, Shant Banosian of GuaranteedRate, who made an extremely generous donation and who will also be joining us on the day of the build. We could not have done this without him and his team. A second shout out to G&N Insurance of Southborough, MA who provided that final push that brought us to our fund-raising goal! Thank you, all!

After the build, be on the lookout for a recap of the day complete with pictures and good memories. We’re sure there will be plenty of stories to tell!

It's time for Turkey! 

It's that time of year again at Better Homes and Gardens The Shanahan Group! Plans are being finalized now for the 5th annual Kids Turkey Trot. It's amazing that it's been five years and we couldn't be happier to organize this great event for such an amazing cause. 

Five summers ago, Nan and I were watching my sons taking a tennis lesson (thanks, WinRec!) and talking about fall plans for the office. We knew we wanted to host an event but not sure what or when. We got talking about having a fun run on Thanksgiving, like other towns have annually. Nan suggested we start one here. Well, after a little research, we quickly realized that might be too big a task to take on for the fall. So we scaled down a bit and kept it for the kids- particularly the little ones. Through our connections to FAN (I was the current membership chair and Paula Sughrue had previously filled that role), we had the perfect audience. Our colleague Lulu Coakley has been a huge supporter of the Bridget Brigade and we knew that they would be a perfect cause for our event. And so it was born! 

I remember standing there after the first Trot was finished and being amazed at our turnout (we really thought it might be the Sughrue, Garrett and Coakley kids that first year!). Even at the 2013 TT, when our pens stopped working and all of our balloons popped with the frigid temps, we had a huge crowd! 

We are honored to host the event again this year and always share lots of giggles and fun along the way. Thank you again to all of our partners and sponsors for helping us make the Turkey Trot come alive every year. On a day when we stop to give thanks for our blessings, we are happy to start the morning with our friends and neighbors, supporting a cause that helps families care for their sick children.

Important Notice for Prospective Homebuyers

Not the most exciting topic in real estate, but really important. 

At BHGRE The Shanahan Group, our job is to make sure that the purchase or sale (or both) of your home goes smoothly and that your interests are protected. We have recently become aware of a rising trend in the number of scams or attempted identity theft, at both the national and local levels. In a bustling spring market, it's not a fun topic to blog about but it's something we should all be aware of. Below is a note from our broker/owner, Nan Shanahan outlining these threats and how to protect your identity and your money- even in this crazy spring market!

A Note from Nan

Dear Clients and Friends, 

 

Recently there have been increased reports across the nation of a theft scheme that involves hackers stealing email addresses and sending fraudulent wiring instructions to homebuyers and tenants. Realtors®, lawyers, title agents and buyers could be affected. The criminal scheme has many variations and this notice is not intended to describe each situation. As an actual or prospective buyer or tenant, we want to alert you to the situation so that you can minimize the risk that you could be a victim.

 

We strongly recommend that before you wire any funds to any party (including your own lawyer, real estate broker or title agent whom you know to be involved in your transaction) that you personally call them to verify the wire instructions (you should confirm the ABA routing number or SWIFT code and the credit account number). You should call them at a number that you have obtained on your own (e.g., the sales contract, their website, etc.) and should not use the phone number that is contained in any email - even if the email appears to be from someone you know. A common aspect of the scheme involves the criminal hacking the sender's email (unbeknownst to them) and sending you an email that looks like other legitimate emails you have received from that party. The email contains the criminal's wire instructions and may contain the criminal's phone number and once your funds are wired by your bank to the criminal's account there may be no way to recover those funds.

It's a busy time of year in real estate where transactions happen very quickly and involve many people. Take the time to carefully read emails and documents and contact your agent and your attorney whenever you have a question or if something seems strange along the way.

On your mark, get set, go! The 2014 Turkey Trot is tomorrow!!

The weather is going to clear up and we are ready for an awesome morning to benefit a great cause. The kids run a quick dash (the length of Lincoln School field), get medals and munchkins and just have fun for an hour before the holiday kicks off. All to benefit a great local charity! Registration is at the event and begins at 8AM.

On Thanksgiving morning get bundled up in your hats and mittens to support a great cause. The Turkey Trot is back and better than ever! Children ages 3-9 are invited to the race to raise money for The Bridget Brigade. Coffee and cocoa will be served to help warm your bones and your spirt as we watch the little ones race, and rest assured everyone goes home a winner. Registration is only $5 per racer, and what a wonderful way to start Thanksgiving. A great opportunity to teach our little ones about supporting charities, and a small way to show how thankful we are for our healthy rambunctious children.

The Bridget Brigade is a Winchester-based non-profit founded in the memory of Bridget Marie Dobbins, which raises funds to provide support to families from Massachusetts with a critically-ill child. http://www.bridgetbrigade.org/

Be Good to this Place: The History of a House

This week was a busy one at Better Homes and Gardens The Shanahan Group. One of the highlights was listing a lovely colonial at 22 Nelson Street in Winchester. It's a home with character and love that you can feel and a history that has been passed down through families and time. We asked its current owners for a glimpse into 22 Nelson Street and what makes this place so special.

 

From the owners of 22 Nelson Street, Winchester

22 Nelson Street was built in 1897 for the parents of Virginia Foreman. It was wallpapered in July of 1898 by Gene B. Farrowwe know this because he signed the west wall of the living room in pencil, and Gene B. Farrow writes big. The house was re-papered in the 1960s (more signatures in pencil), and painted in 2008 by the Olenn family, who also added their names to the houses history.
 
Virginia Foremangrew up in the house, and did laps around the basement on her bike. We know this because our friend Chriss mom grew up just around the corner and rode her tricycle with Virginia. In the strange cabinet under the basement stairs is a certificate of musical accomplishment from Virginias early years, though we dont know what form that accomplishment took.
 
In time Virginia married Lawrence Hutchings, aka Hutch, and the newlyweds moved into this house to take care of Virginias ailing mother. Lawrence spent his career working at Hanscom Air Force base, which we know from his silver retirement bowl. Hutch was known and loved by many in the neighborhood, often inviting people over for a cocktail on the porch, and was one of the founders of the Jenks senior center. Hutch and Virginia had their own children here, a son and a daughter. The son, Bruce, followed in his fathers footsteps and became a pilot and lives in New Hampshire. The daughter has a son of her own and lives in Hopkinton, though weve forgotten her name.
 
All this means that we were only the second family to live in this historic home, and now you are the third. It is a good home, and the spirit of Hutch seems to linger at opportune times, when doing a home improvement project and finding that a much-needed obscure jar of God-knows-what just happens to be at hand, left behind by the old man.
 
Be good to this place, and it will be good to you.

Today's Homebuyer: Who, What and Where?

From hyperlocal to big picture: Understanding our market

At Better Homes and Gardens Real Estate The Shanahan Group, we love our local market. We spend lots of time looking at data on Winchester, Reading, Medford and our other surrounding communities. We believe that's where the really valuable information is and how we can track the real estate market real-time. There is value, however, in picking our heads up and looking at a broader picture of how our market compares to other areas of the country. Every year, the National Association of Realtors (NAR) prepares a report of Homebuyers and Homesellers. We dig through this report every year for a national picture of consumer trends.

 

Homebuyers: Who, what and where?

Below is a subset of that report, focused on Homebuyers by region of the U.S. This piece of the report is a really interesting look at buyers by region, breaking down buyers by age, type of property etc. Here are some of the things we found interesting:
  • New England's percentage of first time homebuyers is the highest at 45%, with the Mountain region being the lowest at 29%
  • The Mountain region saw the highest percentage of buyers purchasing multi-generational homes (17%), with New England and the North Central region having the lowest multi-generational home purchases (11%)
  • Single female homebuyers represent 19% of purchasers in the North Central region (highest) and only 13% in the Mountain region
