We worked with Karen and Katie for over 6 months to find our first home as a family outside of Boston. My wife and I started our search not really knowing Winchester, its various neighborhoods, its quirks, etc. We just knew we wanted to move to Winchester giving proximity to Boston, commuter rail into north station, and strong school/extracurriculars. Karen and Katie took us to A LOT of houses to help us get acquainted with our options in Winchester and to help us hone in on the neighborhood and type of house we wanted. My wife and I were (are) particular and Karen / Katie took the time to understand our non-negotiables as well as were thoughtful on how they approached the houses that were “close” but didn’t check all of the boxes. Karen Garrett is the perfect blend of professional and personal in a real estate agent. From the outset, she took pains to get to know us and the approach with which we felt most comfortable in selling our house. Unlike each of the other potential agents we interviewed, she also carefully explored our house, considered the costs and benefits of potential presale improvements and repairs, and honestly and openly evaluated the strengths and weaknesses of the house in the context of recent sales of properties and market conditions in our town before making her listing price recommendation. She then called on a solid network of talented and diligent people to prepare the house for sale, helping us over the inevitable bumps in the road. She is a strong negotiator, with a keen sense of how to end up netting the most for your property and, importantly, when to walk away from an offer because there may be problems with it before closing. We would work with her again in a heartbeat.

Karen is the most patient and professional realtor I know. She is highly knowledgeable about Winchester, Lexington and its neighboring towns. Our search lasted for over a year and in each request (staging, showing, follow up, walk through, placing an offer) she was thorough and on top of the process. She communicates effectively and leverages digital document signing software (there are a LOT of documents to sign) to save time. I highly recommend Karen.

Karen has been both our buying and selling agent for a total of three transactions over the last four years. Her knowledge of the local markets, school systems, and neighborhoods is unparalleled and her constantly cool demeanor is a huge asset in tense situations. Winchester real estate is highly competitive and requires particular skill. Karen is unflappable. I cannot recommend Karen highly enough. We didn't exactly go about buying a home the correct way and contacted her when we had found a place we wanted to put on offer on. She made time to speak with us that same day, got us in to see the place immediately, and did an excellent job showing us comps and giving us a sense of the market. While we didn't get that place (through no fault of hers), she guided us through looking for other places and ultimately helped us find and get exactly the house we were looking for. She is so kind, so flexible in her time, and so easy to work with. In this crazy market, she brought us clarity and helped us to keep our sanity. She was completely an advocate for us and explained everything to us every step of the way. She was always honest and open with us and the whole process felt transparent and easy. We would use her again in a heartbeat and would recommend her extremely highly.

We reached out to Karen to sell our house as we knew her from various community events and she came highly recommended. Karen was quite knowledgeable about the market trends and helped us time our sale perfectly.
