Characteristics of Home Sellers and Buyers in 2017

Home Sellers

Real estate agents help sellers get the most money for their home in the least amount of time. Agents also help smooth the home selling process. The National Association of Realtors (NAR), recently released an annual survey that provides some characteristics of home sellers in 2017.

  • A historically high 89% of home sellers used a real estate agent.
  • For three years now, the lowest recorded level of For Sale By Owner (FSBO) home sales was at 8%.
  • FSBO homes sold at lower prices than homes sold by a real estate agent. FSBO homes sold at a median price of $190,000 and the median price for homes sold by an agent was $250,000.
  • The average homeowner lived in their home for 10 years. Historically, homeowners have lived in their homes for six to seven years.

Home Buyers

For many home buyers, buying a home is one of the largest financial transactions they will make. Real estate agents help buyers find the best home for them. Here are a few of the home buyer trends from the NAR survey.

  • A historically high 87% of home buyers used a real estate agent.
  • There was a decrease in the number of buyers who purchased directly from previous owners.
  • Finding the right home remained the hardest part of the home buying process.
  • The amount of time a buyer searched for a home was 10 weeks.
  • A large 85% of buyers purchased previously owned homes.

    Turkey Trot for Kids 2017

    The Turkey Trot is back this year and is better than ever! Better Homes and Gardens Real Estate The Shanahan Group is proud to announce its 7th annual Turkey Trot for Kids!

    On Thanksgiving morning, bundle up in your warm hats and mittens to support a great cause. Children ages 3-9 are invited to race to raise money for The Bridget Brigade. Coffee and cocoa will be served to help warm your bodies and your spirit as we enjoy watching the little ones race. Rest assured, everyone goes home a winner! Registration is only $5 per racer, and what a wonderful way to start Thanksgiving. This is a wonderful opportunity to teach our little ones about supporting charities and a good way to show how thankful we are for our healthy rambunctious children.

    The Bridget Brigade is a Winchester-based non-profit founded in the memory of Bridget Marie Dobbins, raising funds to provide support to Massachusetts families with a critically-ill child.

    The best time to buy a home ultimately depends on your unique circumstances and goals, but there are several benefits of buying a home in the fall.

    • Fall is the second-best time of year to sell a home, which means there are still plenty of homes on the market.
    • The weather is pleasant, so you can take your time house hunting and exploring neighborhoods without extreme temperatures. The hot summer months are over and the cold winter months haven’t arrived.
    • The kids already started school. Most home buyers with little ones are out of the picture, which means less competition.

    The things that matter- Helping After Harvey

    Everything that we do at Better Homes and Gardens Real Estate The Shanahan Group is about home and family. It's the passion of every one of our agents and at the core of who we are as a company. When there is a crisis like Hurricane Harvey, it hits at the nerve of who we are, personally and professionally. 

    As we all know, water in a home causes wide spread damage not just to the structure and systems of a home, but can pose health risks as well. With the catastrophic flooding in Texas, there will be so much work to do in the coming weeks and months for our friends and colleagues in Texas, as they try to put their lives and homes back together. Imagine how many contractors will be needed to make these repairs and how difficult it will be to find a good one! Those will be challenges that homeowners face as the flood waters subside and people return to safety. Today though, we can help in our own small ways. 

    Help Disaster Relief Efforts: At The Shanahan Group, our parent company Realogy is coordinating donations to the American Red Cross to support their disaster relief efforts in Texas though their charitable foundation.     We also know that in addition to supplies provided by the Red Cross and other organizations, there is a serious need for diapers for families displaced by the storm.     These are just a few of the ways that our agents have chosen to help. The important thing is that we help- pick a good, well-respected charity and give what you can.

      Better Homes and Gardens The Shanahan Group joins Rebuilding Together Boston for National Work Day

      It’s time to get the band back (Rebuilding) Together!  We’re so excited to be just over a week away from our second annual Rebuilding Together Boston Work Day!

      Not surprisingly, we’re passionate about home ownership.  So much so, that we’re willing to put our money - and our talents - where are mouths are.  In addition to our company donations, each member of our team, has individually donated the money used to purchase the needed supplies to bring necessary health and safety improvements one deserving person’s home.  Then we really get to work!

      This year, rather than having the day all to ourselves, we’re participating in Rebuilding Together’s National Rebuilding Day!  Just within the 3-4 block radius of our work site, there will be more than ten additional teams working on other projects.  What an exciting opportunity to bring life and value back to an entire community and improve the life of a deserving homeowner! And have so much fun doing it!

      Helping with Friends

      This year, we are again partnering with our friends at G&N Insurance and The Shant Banosian Team at Guaranteed Rate Mortgage and additionally welcome the expertise and know-how of JP Walsh Plumbing and Heating of Medford and carpenter, Mark Bronakant.

      Hey, Alexa? Help me find a house!

       

      Introducing the latest in real estate search, powered in our area exclusively by Better Homes and Gardens Real Estate The Shanahan Group! Leveraging innovative technology from our colleagues at VoiceterPro, home buyers and sellers can search for real estate using their Amazon Alexa device. 

      At BHGRE The Shanahan Group, we are committed to innovation in our industry, especially in ways that will make the home buying or selling process easier and more efficient for our clients and our agents. We believe that voice search is a new tool that consumers use in all areas of their lives and we are excited to see how it applies to our business. We are thrilled about this new partnership and the opportunity to be part of something new and fun!

      How it works:  Using your Amazon Alexa (and soon Google Home) device, you enable the "real estate" skill through the Alexa app and register. Then, you will be able to search for real estate via voice search (think "Alexa, what's on the market in Winchester between 700 thousand and 900 thousand dollars?"). Alexa will complete the search and announce the results, then send an email to you with the results.

      For example, when you are thinking about your next move and maybe not near your computer or phone, you can ask Alexa to help get the process started or just check in on what's on the market today. When you are back online, your search results will be waiting for you to review and take the next steps. Amazing!

      Medford Resident Saves a Life

      We're pleased to share today's Blog Post, written by Christine Curtin, Realtor, Strategic Marketing Manager, and long-time Medford resident who married into an even longer-time Medford family.

      Please forgive my moment of hometown and familial pride. Last Tuesday, I had the honor of attending a ceremony for my brother-in-law, Christopher Curtin, where he was awarded a commendation from the Medford City Council for Life Saving Actions Performed on a Medford Resident. 

      Marrying into the Curtin family, one quickly learns that the Curtins have been part of the fabric of Medford since before the Civil War. We are shown the Curtin stained glass window at St. Joseph’s Church, Curtin Lawn at Oak Grove Cemetery, and hear about AF Curtin Valve Company, Curtin Hardware, "The Factory," and my sons’ great-great-grandfather developing the hill at Lawrence Estates in the early 1900s. Through all these tales, there is the unmistakable love of Medford as “home.”  I am so heartened and proud to see Medford love the Curtins back. 

      Everyone in town knows Chris. He’s a go-to guy, never forgets a name or a face, and always seems to be at the right place, at the right time. A few months ago, he most certainly was:  Chris was sitting on a bench at the Haymarket T station waiting for the Orange Line to come home. He noticed the man next to him cough and drop his head down as if he’d nodded off. As the train came, it became apparent that the man was in distress. Chris instructed a fellow passenger to find an emergency call button. He lowered the man to the floor, called 911, and began chest compressions. 

      As a member and former president of the Medford Kiwanis, Christopher has been certified in CPR by Armstrong Ambulance’s Sean Managan (yet another Medford guy), who was also present at the ceremony.

      As Chris tells it, he cannot remember how long he administered CPR but it felt like hours. He was never so happy to see professionals show up and take over and transport the man to the hospital. He left the station hoping for the best but not knowing the outcome. 

      Some weeks later, Chris received a gracious, sincere thank you note from the victim’s wife. Chris and his wife, Linda, were able to meet the couple - also Medford residents, for lunch and beyond thrilled to learn that he was recovering quite well with no ill effects.

      A fellow attorney at the Boston courthouse told the story to the Kiwanis and they, in turn, notified the Medford City Council. What a pleasure to be there to support Chris and to have my children see their uncle receive such an honor. 

      It almost makes up for all those wrestling matches Uncle Chris initiated right as I was trying to get the kids into bed. Almost.

      Chris' story has inspired us to schedule a CPR Certification Course in our office and would love to open it up to our community!  Or, for information on where you could attend a CPR course in your area, please check out redcross.org. It can make the difference between life and death.
